Run-down home becomes one capital city’s cheapest house in record-breaking low sale – and even the agent says it’s ‘ugly’

A run-down Perth home has sold for just $140,000 marking a new record for the cheapest property in the city – with the new owners looking past a brutal sales pitch.

The three-bedroom, one-bathroom duplex in Camillo in the city’s south-east was snapped up in March and is understood to be the cheapest house sold in the WA capital this year. 

In contrast to other properties marketed as ‘superb’ and ‘immaculate’ by O’Neill Real Estate in the suburb, agent Mark Grogan instead gave a very grim description of the fixer-upper.

‘This is pretty rough folks … ‘Pretty’ is generous because it’s ugly. Rough is being polite,’ Mr Grogan said on the online listing.

Pictures of the property show one brick wall boarded up with plywood and an unkempt yard with rubbish, a shopping trolley and a torn up mattress strewn across it.

The house is even missing a front door, which Mr Grogan said gave the home an ‘airy’ feel.

‘Stuffed’ makes it sound like a cuddly teddy bear … which it is not,’ he said.

‘Screwed’ makes it sound like things are still attached… which they are not. Get my point?’

He added it needed a new kitchen, entirely new bathroom, new doors, windows, floors and ‘other bits and pieces’.

But the blunt description seemed to draw at least a few interested parties, with the solid foundation and brick walls providing an ideal opportunity for renovators to pull off a dramatic makeover.

It’s unknown if the new owners intend to live in the house or flip it, but considering the median property price in Camillo is $350,000, they could have made a very smart business move.

The median house price across the entire Perth region is at $571,000, making it the cheapest capital city housing market.

Despite 11 consecutive interest rate hikes by the Reserve Bank, dwelling prices across the country increased an average of 0.33 per cent in May, according to PropTrack data.

‘Market conditions have improved following five consecutive months of price growth, driven by stronger housing demand relative to stock on the market,’ PropTrack’s Eleanor Creagh said.

Investing research firm Hotspotting looked at rising sales activity, potential for capital growth; housing availability at affordable prices; strong infrastructure, and proximity to major jobs industries and found the top five bargains:
