A run-down home with a broken awning and paint peeling off the walls has sold for $1.15million – due to the large plot of land it’s sitting on.

The four-bedroom house on Grassmere Street at Guildford, in Sydney‘s west, went under the hammer over the weekend, with a large crowd turning out for the auction.

The one-storey home has two bathrooms, a laundry and a car spot.

LJ Hooker agent Paulette Ghaleb said the 739sqm block of land the house sits on – and the vacant 795sqm lot beside it – had been bought separately by a pair of friends.

The adjoining block of land sold for $1.27million.

Ms Ghaleb said the value was definitely in the land, noting the house would most likely be knocked down.

‘It depends on the development but it could become a dual occupancy,’ she told Daily Mail Australia.

She said the inside of the house was filled with the belongings of the previous owner, with the house a deceased estate.

‘In one way I was surprised by the price but in another I wasn’t – those types of blocks of land are scarce to come by nowadays,’ Ms Ghaleb said.

‘When they come up they’re quite popular and it’s a good location too.’

Footage of the auction was shared to TikTok with many Aussies shocked the property had received such a hefty price tag, considering the condition of the home.

‘2 toilets???? The whole house looks like a toilet!!!’ one person commented.

‘Who has 1mil to just buy land in Guildford you still have to build the house,’ said another.

‘Makes sense, that’s a lot of land – $1.15m would get you a 70sqm 2 bed 1 bath apartment in Sydney’s east,’ pointed out another.
